Plans for North Adelaide Le Cornu Site Unveiled As Developer is Announced

It will be a $250 million mixed-use development including retail, commercial and superb residential offerings with 400 off-street car parks.

South Australia’s largest developer Commercial & General has been selected by the City of Adelaide to assist in bringing the 88 O’Connell Street site to life.

The company has been formally appointed to develop former Le Cornu site in North Adelaide, and has released a new design concept for the site.

Selected on their capacity and capability to deliver a project of this scale, Commercial & General has a reputation for developing and investing in high-quality projects throughout Australia. It is behind the $1 billion WEST redevelopment of the Football Park precinct at West Lakes, it recently completed the $345 million Calvary Adelaide Hospital and is leading the development of the Australian Bragg Centre within Adelaide’s BioMed precinct.

Eighty-Eight O’Connell will be a $250 million mixed-use development including retail, commercial and superb residential offerings with almost 400 off-street car parks provided over three basement levels.

The concept also includes new open spaces for the community in line with Council’s ambition to support the delivery of civic infrastructure and spaces to foster community connections.

Commercial & General submitted their proposal to Council to deliver a commercial return, balanced with a design outcome that will support the revitalisation of the O’Connell Street precinct.

Commercial & General will commence the Development Application process in the first half of 2021 ahead of opening a sales and marketing office on site. Construction is anticipated to commence during
2022.

Lord Mayor Sandy Verschoor said the City of Adelaide sees this development as an opportunity to further reinvigorate O’Connell Street and to take advantage of all the benefits a timely and well thought through development can bring to the precinct.

“From the concepts released today we can see the development will include a stunning mix of residential, together with retail and commercial uses with new public open spaces for everyone to enjoy,” said the Lord Mayor.

“This is a project that will be defined by exceptional architecture, vibrant public art, sustainable building solutions and engaging place making.

“Hundreds of jobs will be created during and after construction at a time when jobs and economic activity are much needed and I’m looking forward to the development getting underway in 2022.

Commercial & General Executive Chairman Jamie McClurg said the site held a special significance for him.

“While we are a national business, our roots are in South Australia and, as a long-time North Adelaide resident, I feel a sense of responsibility to deliver a project of significance on this landmark site,” he said.

“It will take a high level of commitment, not only from us as the developer but also from the community whose support will be a critical factor in its ultimate success.

“We have applied a very deliberate philosophy to the concept design, understanding the importance of creating a development that will both complement the existing environment while also bringing new
levels of vibrancy and excitement to the area.

“We are going to carry that same strategic and methodical approach through all stages of the development.”

Having taken ownership of the site in 2018, the City of Adelaide undertook extensive community consultation and stakeholder engagement which informed the development of Guiding Principles endorsed by Council.

The City of Adelaide initiated a three (3) stage EOI process in September 2018. The Guiding Principles formed the framework for assessing proposals from interested development consortiums.

Council will hold information sessions in collaboration with Commercial & General in early 2021 where the community can learn more about the project.

It is estimated that 433 jobs will be supported through the construction process with up to 500 ongoing roles supported once the project is complete.
